Grid Limits and the Data-Centre Boom
Why access to grid power, not demand, increasingly decides where data centres can be built in Europe, and what that means for land values, timelines and returns.
Coming soon on The Strategic DeskQuantifying Climate Risk. Protecting Real Asset Value.
Explore Solutions →Most property valuations still assume a stable climate. Yet insurance premiums, lending standards and carbon rules are changing fast — and each of them affects a building’s income and value.
“Climate volatility is no longer a footnote—it is a core balance sheet variable.”
We translate climate and regulatory risk into the numbers you already use: net operating income, cap rates, insurance costs and loan terms.
U.S. weather and climate disasters exceeding $1 billion each in 2024
Combined cost of those disasters in a single year
Penalty per ton of CO₂e above the cap under NYC Local Law 97
Adjusted rent premium of LEED-certified U.S. office buildings

We show how climate risk affects the income and value of a specific building or portfolio — and what can be done about it.
We assess each asset’s exposure to flood, storm, heat and carbon regulation, and express it in the figures your decision depends on.
We estimate how that exposure changes net operating income (NOI), cap rates and value — in a base case and a stressed case. An analysis, not an appraisal.
We identify the upgrades that protect value — from efficiency retrofits and flood protection to C-PACE financing and green lease clauses — and what they cost.
Every briefing follows the same six steps, so you can see exactly how a hazard or a new rule travels through to the numbers that decide a deal.
Physical hazards such as flood, storm and heat, and rules such as building-emissions limits and carbon prices.
Insurance premiums and deductibles, penalties, energy costs and the capital needed for upgrades.
The effect on net operating income, after what can and cannot be passed on to tenants.
How buyers and lenders price the risk: cap-rate premium, fewer bidders, longer time to sell.
The value impact in a base case and a stressed case, with every assumption stated.
Debt service coverage, loan size and refinancing risk at the next maturity.
Value = NOI ÷ Cap Rate
“What cannot be measured cannot be priced — and what cannot be priced cannot be protected.”The Eldermoor Principle
Eldermoor Advisory was founded on a simple conviction: climate risk only matters to investors once it is expressed in their own numbers.
Johnson’s background combines engineering and economics: the discipline of testing every assumption, and the habit of asking what it means for cash flow and value. Hands-on landscape work added a practical eye for how water, soil and weather shape what a site is worth and what it costs to keep.
Eldermoor is deliberately small and independent. Every briefing is prepared personally, with the assumptions stated openly so they can be challenged. We act for no lender, insurer or contractor, only for the client in front of us.
Four clear steps, with scope and a fixed fee agreed before any work begins.
You outline the asset, portfolio or transaction and the decision you are facing.
We confirm the questions to answer, the deliverable and a fixed fee before any work begins.
Physical hazards, regulation, insurance and lending conditions are translated into NOI, value and financing impact.

Eldermoor Corporate Desk
Our second discipline, alongside climate risk and value-impact analysis. The Corporate Desk studies how European rules and physical limits, from grid capacity to carbon pricing, change the cost and value of real assets. Working from Germany, we read these rules first-hand and translate them for U.S. and cross-border investors.
How grid connections, energy costs and climate exposure affect the cost, timing and value of data centres, logistics hubs, ports and industrial sites.
What the EU Emissions Trading System, the Carbon Border Adjustment Mechanism (CBAM) and the EU building-energy rules mean for operating costs, tenants and asset values.
How European standards reach U.S. owners and investors through European holdings, tenants, lenders and supply chains, and how to prepare before they bite.
Why access to grid power, not demand, increasingly decides where data centres can be built in Europe, and what that means for land values, timelines and returns.
